设计理念:

项目用地位于张家口市桥东区清水河东侧, 景观极佳,基地周边学校多,配套齐全。

基地内部现状老房面貌陈旧,功能与城市发展不符,亟需更新升级改造。项目拟建住宅及商业综合体项目,建设规模约18.36万平米,其中商业33564㎡,住宅94781㎡,地下车库:55224㎡(约1285个车位)。其中商业包括公寓(35-130㎡)、文体中心、商业天街、餐饮、老年人活动中心、便民菜站等等,居住包括632户居民(110-180㎡),儿童与老人活动空间等。

Design Concept:

The project site is located on the east side of Qingshui River in Qiaodong District, Zhangjiakou City, offering excellent views. The area is surrounded by numerous schools and facilities. Currently, the site contains old buildings that are outdated and incompatible with urban development, necessitating to be renovated and upgrades.

The proposed development includes residential and commercial complexes, with a total construction area of 183,600 square meters. This comprises 33,564 square meters of commercial space, 94,781 square meters of residential space, and an underground parking of 55,224 square meters, which is about 1,285 parking spaces.

 

 

 

规划布局设计亮点:

地块西北角处于滨河西路和双横桥交汇处,设计利用客流量大且自然景观优秀的优势,将集中商业综合体布局在人流量最大的西北角,住宅布局在相对安静的南侧。通过合理的商业与居住的地界划分,提高了用地效率,增加了可售面积,并优化了空间的舒适度。

Planning Layout:

The site's northwest corner is at the intersection of Binhe West Road and Shuangheng Bridge. Leveraging the high foot traffic and excellent natural scenery, the design positions the commercial complex building in this northwest corner, while residential areas are situated in the relatively tranquil southern part of site. This strategic division between commercial and residential plots enhances land use efficiency, increases saleable area, and optimizes spatial comfort.

建筑设计亮点:

商业布局优化

在商业规划中,我们精心设置扶梯与直梯,巧妙引导人流向上,使二层与主路无缝衔接,塑造出多首层商业街的独特形态。这种布局不仅提升了沿街商业可达性,让商业活力延伸至局部三四层,更极大程度地挖掘了底商的潜在价值,增强了商业空间的利用率与吸引力,为商业运营注入了源源不断的动力。

Architectural Design Highlights:

Commercial Complex building

In this commercial complex building design, we've strategically placed escalators and elevators to guide foot traffic upwards, seamlessly connecting the second floor with the main streets. This design creates a unique multi-ground-level commercial street, which is not only enhances accessibility to street-level businesses, extending commercial vitality partly to the third and fourth floors, but also significantly maximizes the potential value of ground-floor shops.

 

 

 

立面设计亮点:

项目地块三面紧邻主街,立面设计上,我们以暖铜色流线线条为笔,将底商与小区主入口串联,勾勒出形态与质感和谐统一、景观层次丰富的沿街景致。西北角的商业综合体作为沿街立面的视觉焦点,凭借其宽阔楼身傲然而立,担当临河临桥的地标重任。建筑采用经典三段式架构,于色彩上巧妙融合白色的纯净、灰色的沉稳与暖铜色的温馨,交织出变幻灵动、简洁时尚的现代风貌,使其在城市天际线中脱颖而出,成为令人瞩目的地标性建筑名片。

Facade Design:

The project site is bordered by main streets on three sides. In our facade design, we utilize warm copper-toned folding lines to connect the ground-floor shops with the main entrance of the residential community. This approach outlines a streetscape that harmoniously unifies form and texture, offering a rich visual hierarchy.

The commercial complex at the northwest corner serves as the visual focal point of the street facade. With its broad structure, acting as a landmark near the river and bridge. This design creates a dynamic, minimalist, and modern aesthetic, allowing the building to stand out in the city's skyline as a notable landmark.
